What is the turnaround time?
Turnaround times are subject to change, to be determined at contract signing.
What if there are corrections or comments from the building department or county?
All plan sets are guaranteed until approval and permits are granted. We will take care of any corrections until permits are granted Changes made by the client after permits are granted are subject to an additional charge.
What are your business hours?
Site Visits and in-office meetings by appointment only. Most business is conducted through email or phone consultation.
Are you licensed Architects or Engineers?
No. We only provide Construction Documents as a Designer/Drafter.
While we work to meet the California Business & Professions Code Sections 5537 & 6737 that states “FOUR GROUPS OF STRUCTURES MAY BE DESIGNED BY ANY PERSON PROVIDED THE WOOD FRAME STRUCTURES SUBSTANTIALLY COMPLY WITH CURRENT CALIFORNIA BUILDING CODE CONVENTIONAL FRAMING REQUIREMENTS” to include:
1. Single-family dwellings of wood frame construction not more than two stories and basement in height.
2. Multiple dwellings containing no more than four dwelling units of wood frame construction not more than two stories and basement in height. However, this paragraph shall not be construed as allowing an unlicensed person to design multiple clusters of up to four dwelling units each to form apartment or condominium complexes where the total exceeds four units on any lawfully divided lot.
3. Garages or other structures appurtenant to buildings described under subdivision (a), of wood frame construction not more than two stories and basement in height.
4. Agricultural and ranch buildings of wood frame construction, unless the building official having jurisdiction deems that an undue risk to the public health, safety or welfare is involved.
What is the fee for drafting that falls outside of a signed contract, i.e. field changes?
Drafting is billed at $100/hour with a 1 hour minimum.
How are plan sets delivered?
We provide digital plan sets in PDF format only.
How are payments collected?
Payments can be made via provided payment links online (Stripe) or with a check. Cash is not accepted at this time.
Who is responsible for the project/plans?
All inconsistencies, errors, discrepancies, dimensions, plot plan measurements, setbacks, etc. are the sole responsibility of the owner/client. See our Terms of Service page for additional details.
